Government Gives Green Light to Thetford's £20 Million Regeneration Plan

The Ministry of Housing, Communities and Local Government (MHCLG) has approved Thetford's Regeneration Plan, unlocking £20 million in Pride in Place funding to transform the town over the next decade.

Thetford's Neighbourhood Board has received formal approval from MHCLG for its 10-year Regeneration Plan, marking a major milestone for the ...forThetford programme. The decision confirms the release of programme delivery funding from 2026/27, giving the community the resources to begin turning its long-term vision into reality.

The plan - co-designed with local residents, businesses and community organisations through an extensive engagement programme that reached nearly a thousand voices - sets out a comprehensive vision to address the challenges facing one of Norfolk's most deprived communities. It reflects the priorities that Thetford people said mattered most: regenerating the town centre and riverside, investing in education and skills, strengthening community organisations, celebrating the town's rich heritage and culture, improving neighbourhoods, and enhancing connectivity.

Commenting on the news, Thetford Neighbourhood Board Chair, Jo Pearson, said: "This is a landmark moment for Thetford. Our community worked hard to shape this plan, and having it approved by Government is a clear signal that our ambitions for this town are being taken seriously.

"Thetford has real potential, and Pride in Place gives us the tools to unlock it, investing in our town centre and riverside, giving young people better opportunities closer to home, and making this a place our residents are truly proud of.

A Plan Built Around Thetford's Priorities

The Regeneration Plan sets out six core priorities that will guide investment over the 10-year programme:

  • Regenerating the town centre and riverside: revitalising the heart of Thetford with improved public spaces, a stronger retail and commercial offer, and a renewed waterfront.
  • Investing in education and skills: backing plans for a new life-long learning campus in partnership with West Suffolk College (Eastern Education Group) and Breckland Council, to bring high-quality post-16 education and training to the town for the first time.
  • Strengthening community organisations: supporting the voluntary and community sector through dedicated funding, including the recently-launched £50,000 Community Support Fund for local groups delivering benefits on the ground.
  • Celebrating heritage and culture: drawing on Thetford's rich history as an ancient market town and major centre of population in the region.
  • Improving the estates: targeting investment in the areas of greatest need.
  • Enhancing connectivity: improving the accessibility of the town for residents.

Moving into Delivery

With the Regeneration Plan now approved, the Neighbourhood Board is wasting no time in moving from planning to action. At its first meeting of 2026, the Board launched a £50,000 Community Support Fund, open to local organisations to deliver projects that make a tangible difference for residents, particularly those who need it most.

The Board also agreed to establish a £200,000 Project Fund for larger-scale schemes aligned with the 10-year vision. Full details of the Project Fund will be released in due course with that the Regeneration Plan having now received Government approval.

Separately, the Board has backed plans for an ambitious new life-long learning campus in the town centre, agreeing to help fund detailed planning work, architectural designs and site surveys. The project, developed in partnership with Breckland Council and Eastern Education Group, would address a long-standing gap identified in government research showing that parts of Thetford rank in the top 20% most deprived areas in England for education, skills and training.

Background

Thetford was selected as one of 75 communities across the UK to receive up to £20 million through the Government's Pride in Place programme, which aims to create thriving places, build stronger communities and empower local people to take control of their own futures. The town's Neighbourhood Board, bringing together residents, businesses, community leaders and local representatives, was established to develop and deliver the plan.

The £20 million will be invested over the next decade, with programme delivery funding now flowing from the 2026/27 financial year following MHCLG's approval of the Regeneration Plan.
